Administering service contracts including cleaning, gardening, window cleaning etc. Preparing service charge budgets. Arranging AGMs and EGMs, including distributing notices and recording and distributing meeting minutes.
Ensuring Lessees comply with Lease covenants. Issuing of demands and collection of service charge and ground rent (where applicable). Registering the appointment and removal of Directors with Companies House.
Ensuring blocks comply with current legislation, including health and safety and fire risk. Instructing accountants to produce annual accounts, Receipting notices of assignment, mortgage and charge.

We can also help and advise on the following:

  • Major works and Section 20 project management (where a surveyor is required to draft a specification, manage tenders and the works contract). If, in our opinion, these items can be undertaken by the property manager (for small projects typically up to £2,000), there will be no additional charge.
  • Managing buildings insurance claims, for individual lessees (communal claims are included within our standard service).

RICS Regulated

We are also a Royal Institution of Chartered Surveyors (RICS) Regulated Firm.  The RICS conducts regular audits to ensure we continue to comply with its standards relating to the holding and processing of client money.  Wherever possible, we also follow the RICS Residential Management Code – Additional Advice for Landlords and Agents.

Our Block Management team is led by Kyle O’Reilly. Kyle has over 10 years’ experience in this field and an MIRPM accreditation from the Institute of Residential Property Management. He is also an Associate member of the RICS.
